I - Management: 1) Receive the project handover from the Developer / Home Owner Committee or the Project Management Unit, Building Operation Management ... according to the scope of the Contract signed between CBRE and partner. 2) Interact with the Developer / Home Owner Committee and the Owner of the Apartment / customer (3rd party) to ensure the goals are met. 3) Coordinate with the relevant department to prepare, submit the Budget and control the approved budget periodically for operating costs and capital. 4) Implement the general regulations of the Company in the operation of the building. Building more relevant documents and work procedures to operate efficiently and appropriately Building Management. 5) Train for employees of Building Management to perform work in accordance with the prescribed standards and organize the management and control employees at the Building to ensure compliance with the Company / Building regulations and handle Customer requests in accordance with the quality of service standards at the Building. 6) Prepare all necessary legal notices. Propose and coordinate legal action as needed. Prepare records / documents for settlement and notify affected parties. 7) Plan and allocate human resources effectively. Direct / assign work and control the performance of work related to Operating techniques, training / guidance for employees Technical department / subcontractors when necessary, to ensure the maintenance of a stable standard. 8) Control the budget for energy operation, maintenance and use to take measures to implement and regulate appropriate activities. 9) Make plan, maintenance schedule, division personnel and implementation of maintenance programs for air conditioning systems, electricity, fire protection and other systems have been installed in building range. 10) Closely supervise the implementation of safety rules when working. II - Operation control: 11) Respond to the needs of tenants and residents, ensure that employees of the Building Management such as engineering, fire protection, administration, customer service, security, parking, cleaning, landscape, spraying insects, swimming pools, ... effectively coordinate in providing services and solving problems promptly with customers on the basis of compliance with policies, procedures, regulations and definitions of the contract as well as CBRE's work ethic, culture and requirements. 12) Ensure periodic regular property inspection according to the list of delivery / equipment / consignment by the supplier. Recommend and/or approve alterations, maintenance and reconditioning as necessary. 13) Contract negotiation and supervise vendor services as required. 14) Perform marketing and rental, negotiate new leases / early termination contract (if necessary) and extension of the lease. Coordinate to support tenants in terms of procedures and conditions for moving-in / moving-out. Provide information necessary for the Customer to make a decision. 15) Prepare and deliver timely, accurate and complete reports as required. 16) Plan / control, proactively regulate / forecast the monthly management plan and resource preparation, ensure meeting relevant service / budget requirements and appropriately explaining the differences. 17) Control the Collection of Management Fees and related service charges. Evaluate and compare the restoration fee of the Common Area (depending on the scope of responsibility in the Management Contract). 18) Ensure daily duties are established and followed. 19) Perform the work of changing electromechanical devices when directed. 20) Engage in any fire alarm. Record and store all business commands. 21) Handle breakdowns of electromechanical equipment and repairing. In an emergency: Quick response, summon additional support when needed. Play a leading role in rescuing people and protecting project assets, by assisting emergency services (e.g. Police, Fire, Military, etc.) while they are on duty. 22) Advise customers to schedule maintenance of technical systems and flexible management, effective operation regulation, minimize business interruption. Help in the construction of customers as well as the return construction site. External contractors may be introduced to perform work related to installed equipment. 23) Supervise all systems in the building, including but not limited to: fire alarm systems and plumbing systems ... to ensure that equipment operation is within the ability to design and achieve the environmental conditions as prescribed by the Developer. 1. Bachelor's degree of related professions. 2. Property Management License required 3. A minimum of 4 years of experience in building management or related professions, of which at least 2 years of experience in Property Manager position. 4. Having related certificates in electricity, mechanics, refrigeration, control, generators, plumbing. 5. At least 5-7 years of relevant experience and / or training. 6. Able to calculate and analyze data related to Engineering, with basic financial knowledge 7. Ability to organize, solve problems well, handle many Projects and make decisions 8. Knowledge of information security 9. Know how to use most of the tools and technical instruments related to high-rise mechanical and electrical systems.
